Kalamazoo Creamery Demolition

DLZ provided a range of environmental services to the Kalamazoo Land Bank Authority for the demolition of the former Kalamazoo Creamery site in Kalamazoo, Michigan. DLZ performed a Phase I and II Environmental Site Assessment (ESA), an asbestos and hazardous material survey, structural survey of a common wall between the Creamery being demolished and the building remaining intact, panoramic survey of the site, boundary survey, bid specification preparation for waste removal and building demolition, construction oversight, and reporting.

Phase I ESA – consisted of a visual site reconnaissance, regulatory database review of hazardous waste generators and contaminated sites, historical records search (including aerial photographs and a cursory review of hydrogeologic/geologic data and/or reports previously prepared for the site), and interviews with the property Owner and local government officials.

Asbestos and Universal Waste Survey – conducted an asbestos survey of the building and collected samples as appropriate, to characterize Regulated Asbestos-Containing Materials (RACM). To determine if RACMs are present at the site, samples were collected from building materials including roofing materials, window glazing, wall materials, and transite panels used in building construction.

Structural Survey – visually inspected and documented the existing structural condition that exists between the two buildings sharing a common wall, and noting issues that may arise in relation to the property due to demolition activities.

Boundary Survey -performed a boundary survey of the parcel and staked the property.  A Plat of Survey was prepared showing all the essential data pertaining to the boundary of the parcel surveyed including the location of a common wall located along the most northerly east line of the Land Bank parcel.

Bidding Specifications Preparation – prepared the Bidding Specifications for the removal and disposal of asbestos and universal wastes, demolition and disposal/recycling of the surface and subsurface structures, and backfilling and site restoration.

Demolition Oversight – reviewed the contractor’s submittals, conducted a pre-construction meeting, and verified all permits were obtained prior to starting construction.  DLZ provided full-time oversight of all abatement, demolition, and site restoration activities.

Construction Summary Report – upon completion of the demolition and site restoration work, DLZ prepared a construction summary report that provided the contractor’s submittals, a summary of all site activities, field reports, and a photographic log.

Phase II ESA – conducted a Phase II ESA of impacted soil discovered in former bay area used for car maintenance and power washing during the demolition of the buildings.

Due Care Plan – Based on the findings of the Phase II ESA, DLZ developed a Due Care Plan for the Client to not exacerbate the problem.
