Construction Layout & Surveying

Construction projects move fast, and field errors are expensive. A misplaced anchor bolt, a grade bust, or a column off line can mean rework, delays, and disputes that cost far more than the survey. DLZ provides construction surveying from initial site control through final as-builts on highways, bridges, tunnels, high-rises, and data centers, as well as power generation and transmission, and large industrial and warehouse facilities.

Our team works directly with contractors, engineers, and owners as part of the project. We review plans before layout and flag conflicts early. We check work in the office and in the field, and we respond quickly when schedules shift or conditions change. The result is layout contractors can build from with confidence, the first time.

Construction Layout and Staking Columbus Crew Stadium

Construction Layout & Staking

Getting it right the first time keeps contractors off rework and on schedule. DLZ provides horizontal and vertical layout for every phase of construction: building corners and column grids, footings and foundations, anchor bolts and embeds, utilities, roadways, bridges, and structural elements on high-rise and industrial projects. Our team reviews the plans before layout begins and flags conflicts early. Layout is checked in the office and in the field before the contractor builds from it.

Control Surveys & Site Control Establishment

Accurate construction starts with accurate control. DLZ sets project control tied to the design coordinate system and datum, and confirms the design basis before construction begins. Throughout the project, we maintain and re-check control as the site changes, so every phase builds from the same reference. On vertical construction, we transfer verified control up through each floor rather than building off the level below. This prevents accumulated error and keeps the structure aligned for the full height of the building.

Alignment and Grade Verification

Alignment & Grade Verification

Roads, rail, utilities, and bridges have to be built to line and grade. DLZ checks alignment and elevation at each stage of construction: subgrade, aggregate, and finished pavement on roadways, inverts and slopes on gravity utilities, and beam seats and deck grades on bridges. Each check is compared against design, and deviations go to the contractor while there’s still time to correct them, not after the next lift goes down.

Construction Monitoring

Active construction can move more than what’s being built. Excavation, dewatering, pile driving, and tunneling can cause settlement or movement in adjacent buildings, roadways, utilities, and the structure itself. DLZ establishes monitoring networks before work begins, then tracks horizontal and vertical movement against baseline readings on a schedule matched to construction activity. Readings are compared to project thresholds and reported promptly, so the team can respond before movement becomes damage, delay, or a claim. Monitoring data also gives owners and contractors a documented record of site conditions from start to finish.

AsBuilt and Record Surveys ODOT D12-CUY-490-01.00

As-Built & Record Surveys

DLZ documents what was actually built, including utilities, structures, foundations, and finished site and building conditions, verified against design. Our team delivers as-built data in the format the owner or agency requires, so it’s ready for closeout, regulatory submittal, and long-term facility and asset records. Interim as-builts during construction help confirm pay quantities and keep the project record current.

Technology-Driven Construction Support

DLZ invests in current survey technology and matches the right tool to each task. Whether the job is tight-tolerance structural layout, rapid topography over a large site, or documenting completed work against the design model, our teams choose the method that delivers the needed accuracy efficiently. The result is reliable field data, delivered in formats contractors and designers can use directly.
